Travelling west on the North Deeside Road (A93) from the direction of Aberdeen upon entering Aboyne turn left after the car park and just before the Village Green onto Charlestown Road. From the hallway a door connects to the lounge which is a generously proportioned room boasting a dual aspect to the front and rear. Both aspects offer stunning views and the windows flood the room with natural light.
A dining kitchen is conveniently situated adjacent to the lounge. It has space for a table and chairs and is fitted with a range of grey base and wall units with dark wood effect work tops, a stainless steel sink and white subway tiled splashback. The free-standing cooker with extractor fan above is to remain, while there is also space for a free standing washing machine.
The tranquil double bedroom with a fitted wardrobe and space for fee standing furniture is located at the front and offers a striking view over the village green.
Completing the accommodation, across the hallway from the bedroom, is a modern bathroom with a shower above the bath, WC, wash hand basin, heated towel radiator, shaver point and extractor fan. The bathroom offers excellent storage with recessed shelving and a cupboard housing the water tank and electricity circuit breaker with slatted wooden shelving above.
Outside
Residents’ parking spaces are located at the rear of the building, in addition there is a shared drying area. Immediately inside the rear communal door is an exclusive secure storage cupboard.

Aboyne is an attractive village situated approximately 30 miles from Aberdeen. At the heart of the village is the Village Green which is the site of the famous Aboyne Highland games which are held in August each year. There are a number of outdoor pursuits available locally which include the Aberdeen Water Ski Club which is situated at Aboyne Loch. The beautiful surrounding countryside of Royal Deeside is abundant with leisure facilities such as golf, fishing, horse riding and the Glen Tanar Country Park provides excellent walks. During the winter months skiing at Glenshee and the Lecht are within easy reach. Famous for its scenic beauty, Deeside offers unrivalled opportunities for sporting enthusiasts. The village is an easy "commute" to the city of Aberdeen, Aberdeen airport and Aberdeen’s rail and bus station.
