We are delighted to bring to the market this five-bedroom, three public room, two storey detached property with a double garage and generous garden.
In walk-in condition, 16 Darroch Wood occupies an enviable corner plot within a sought-after development in the desirable Deeside town of Aboyne. The spacious home offers well laid out, flowing accommodation throughout and early viewing is recommended to avoid disappointment.
Enter the property via a canopied front door into a bright and inviting entrance hall featuring Amtico flooring and an oak staircase. The hallway benefits from fitted storage and it gives access to lounge, formal dining room, kitchen/garden room and cloakroom WC.
To the front of the property and benefitting from a dual aspect is the formal lounge. This bright room features an electric fire set in a stone hearth with a wooden surround. An archway leads to the formal dining room which has ample space for a large table and chairs as well as other items of free-standing furniture. The dining room is conveniently located adjacent to the dining kitchen and garden room.
At the heart of the home is the open plan, L shaped dining kitchen and garden room. The kitchen is fitted with an extensive range of white gloss base and wall units with complementing worktops and tiled splashbacks. Integrated appliances comprise Siemens electric induction hob with extractor fan above, Siemens microwave, Siemens oven, a dishwasher, a fridge and a freezer. There is a central island which provides a work surface, storage and space for informal dining or socialising. Between the kitchen area and the garden room is space for a table and chairs. The triple aspect garden room is ideally positioned to give access to the rear garden, and patio. It is a versatile area which could be utilised in different ways depending on the needs of the occupier and it is sufficiently proportioned to allow for a variety of furnishings.
From the kitchen, a door leads to the utility room where there are base units, a work surface incorporating a sink and draining board with white goods below. The utility room benefits from a window and an extractor fan. Off the utility room is a walk-in pantry cupboard with a light, the pantry houses the electricity circuit breaker and water stop cock. The utility room then leads to the integral double garage (details of which can be found in the outside description).
Completing the ground floor is a generously proportioned cloakroom WC with sink, extractor fan and WC.
Returning to the entrance hallway, the carpeted oak staircase ascends to the upper floor where there are five bedrooms, one en-suite shower room and the family bathroom. The upper landing provides more fitted storage facilities with an airing cupboard housing the water tank, and a partially floored attic with lighting which is accessible via a drop-down ladder
The principal bedroom offers exceptional storage facilities with three concertina, mirrored doored wardrobes which offer hanging rails, floor storage and shelving. Off the principal bedroom is an en-suite shower room with shower cubicle, wash hand basin and WC set in a white gloss vanity unit incorporating storage. There is a wall mounted charging point, a mirror, a window and an extractor fan.
The remaining four bedrooms all have space for free standing furniture and storage with bedrooms two, three and four having fitted storage facilities.
Completing the upper floor accommodation is a centrally set family bathroom where there is a bath, separate shower cubicle, wash hand basin and WC set in a vanity unit with storage. There is a wall mounted charging point, a wall mounted mirror, a window and an extractor fan.
Outside
A driveway provides parking and leads to the double garage. The remainder of the front garden is laid to lawn interspersed with plants and shrubs. The double garage has two separate up and over doors for vehicular access and a door to the rear for foot access. Please note that one of the doors for vehicular access has previously operated as an electric door, but this is no longer operational. The garage houses the central heating boiler, it is served by power and light and there is a work bench, floor and wall mounted storage cupboards and space for a free-standing fridge freezer which will remain.
Leaving the garage through the door to the rear, you pass an outside tap, wooden shed, oil tank, drying area with rotary clothes dryer and a composite storage shed which will remain. Beyond the composite shed is a fully enclosed area of garden which is mainly laid to lawn with a patio area immediately outside the garden room and a further seating area which is thoughtfully positioned in the corner of the lawn to benefit from the evening sun in summer. A gate from the fully enclosed rear garden connects to a pathway which leads round to the front of the property.
