Price transparency

You will want to know the costs involved in selling and/or purchasing your property.

Like all solicitors, we are regulated by the Law Society for Scotland and follow their guidance on price transparency.  We believe that it is only right that our clients have as much information as possible from the outset to enable them to make informed decisions.

Any estimate provided will be prepared on the basis of the information available at that time and on the presumption of a standard transaction involving a normal amount of legal input.  In the event of any complications arising the proposed fee may require to be reviewed or revised.

Outlays are payments to third parties and are subject to variation.  It may be that additional outlays which are not shown in the initial estimate, and which have not been anticipated at an early stage, are necessary.  These will be advised separately and will appear in your final account.

Additional services and packages such as accompanied viewings, press advertising etc, will be discussed and agreed with you separately.

Any fees estimate should be read in conjunction with our Terms of Business and Letter of Engagement which will be issued upon instruction.

Residential Property Quarterly Reflections and Insights

The latest quarterly report from the ASPC gives a reassuring picture of local market activity, with the house price index remaining, mostly, in the positive. The change in quarterly price is +1.5%, while the annual change is -0.5%. Taken over five years, the index is marginally positive at +0.4%. While the figures are reassuring, it may well be that our local market is yet to feel the strain of the general economic background and only time will tell whether this will be reflected in the remainder of 2023. Buyers’ wariness over the short term may well affect property sales as they effectively “sit tight” to see what happens with interest rates. This may result in a sluggish Autumn/Winter market as moving plans are put on hold, but for the moment, there is still healthy demand for properties in desirable locations and in good condition.
