Moorfield House – Ground Floor Accommodation

A passageway leads to a rear corridor where there is access to the dining room and two WC cloakrooms.
From the main hall, two lounges are easily accessible. The principal lounge is of generous proportions, exuding an ambience of traditional grandeur. A coal fire is situated within a large hearth with tiled surround. In addition to a decorative ceiling rose, glazed double doors allow access to the dining room. Moorfield House – First Floor
Returning to the main hall, the carpeted staircase ascends to the mezzanine landing where the first of the bedrooms is situated. Accessible from the driveway, a pathway leads beyond the main house to a charming self contained guest accommodation which has been thoughtfully renovated to provide generous sleeping accommodation along with a contemporary shower room. A large window allows for plentiful natural light.
The guest accommodation is served by electric underfloor heating and benefits from its own gated garden and water supply. In close proximity lies the garage, log store and gas tank.
Garden Grounds
From Chapel Brae a partially shared driveway leads to the property. A stone chipped parking area lies just before the guest house, overlooking the Braemar Games field, along with a blue painted summerhouse. Mostly laid to lawn, a pathway runs along the property frontage so as to access the elevated decked area off the westerly gable. A large private garden lies beyond a timber fence. Easily accessible from the owner’s accommodation and laid with Astro-turf to promote easy maintenance, while the timber clad pond will remain. The elevated second tier is accessed via a paved pathway and is laid to lawn.

Location
Braemar is a thriving village situated amidst the splendour of Upper Deeside within the Cairngorm National Park; an area well renowned for its dramatic and beautiful scenery. Known for its world famous annual Gathering, usually attended by members of the Royal family, amenities include a selection of independent shops, chemist and Co-op store with post office. There is a myriad of leisure pursuits available locally, including hill walking, horse riding, estate shooting and skiing at the nearby Glenshee Ski Centre which all serve to attract countless visitors to the Cairngorms.
There is a primary school in Braemar, with secondary education available at Aboyne Academy. A regular bus service provides transport along Deeside to Aberdeen city, approximately 57 miles away.
