Enter the property via the front door into the entrance hallway with carpeted staircase to the upper floor and a door into the open plan lounge and dining area.

The dual aspect, open plan lounge and dining area offer well proportioned, bright and inviting accommodation.  The lounge is to the front and the dining area to the rear where double doors give access out to a deck and the rest of the rear garden beyond.

Adjacent to the dining area is the kitchen, which is another bright, dual aspect room with glazed door to the rear garden.  Fitted with a range of light wood effect base and wall units with contrasting dark work tops and splashbacks, the kitchen incorporates an integrated mains gas hob with extractor fan above and integrated oven below.  There is space for a free standing washing machine, a free standing dishwasher and a free standing fridge freezer.  The boiler is discreetly concealed within a wall unit and there is a recessed shelved alcove for storage or display purposes.

Returning to the main hallway, the staircase climbs to the upper landing where a window provides natural light.  From the landing a hatch gives access to the attic and there is a fitted cupboard conveniently positioned between the bedrooms.

There are three bedrooms with fitted storage facilities on the upper floor.  Bedrooms one and three are to the front and bedroom two to the rear.  Bedrooms one and two are double rooms and bedroom three a single.

The family bathroom completes the accommodation.  It is fitted with a three-piece suite comprising bath with shower above, wash hand basin and WC set in a vanity unit incorporating storage and shelving.  There is a window, heated towel radiator and an extractor fan.

Outside

Bordered by hedging, the front garden is mainly laid to stone chips providing parking in addition to the parking in the driveway.  Beyond the driveway is a single garage with up and over door, power and light.  The gated rear garden is mainly laid to lawn with a rotary clothes dryer.  A paved pathway gives easy access through the garden.  There is a deck immediately outside the dining area and kitchen and a paved patio and shed at the top of the garden.  Bordered by high fencing, the rear garden enjoys a good degree of privacy and shelter.

 Fixtures and fittings

All floor coverings, window coverings, light fittings (where present), white goods, and the garden shed are to remain.

Location

Within close proximity of the secondary and primary school, 21 St Nicholas Drive is located in the popular residential town of Banchory on Royal Deeside and approximately 18 miles west of Aberdeen, making for an easy commute to Aberdeen city, Westhill and Kingswells, particularly since the opening of the AWPR. The property lies within close proximity of local nurseries, and Banchory Primary and Secondary Schools.  Locally, there is a wide range of recreational and sporting activities including 18 and 9 hole golf courses, driving range and tennis courts, while salmon and trout fishing are both available on the Rivers Dee, Feugh and at Raemoir Trout Fishery. Surrounded by low hills, Banchory offers numerous walks, including the popular trek to the summit of Scolty Hill, and walks around Crathes Castle and the neighbouring Milton of Crathes. Banchory boasts a good selection of shops, including Tesco and Morrison’s supermarkets, whilst there are also a variety of restaurants and hotels available. During the winter months skiing is available at the Lecht and Glenshee resorts.
