Ground Floor
A wide panelled door with stained glass panels opens into the well proportioned entrance vestibule. Of neutral décor to enhance the tiled flooring, within the vestibule there are a range of coat hooks, while beneath a half height display sill is a cupboard housing the electricity circuit breakers. A striking wide panelled solid wood door with central stained glass panel and surround leads into the warm and welcoming reception hall. Bright and airy, the hall is flooded with natural light from both the front and rear of the property. Fitted with Canadian oak flooring, an impressive solid wood staircase with central carpet runner ascends to the upper living accommodation.
The formal lounge lies partially on open plan to the reception hall. A spacious and inviting living area overlooking the front garden via a striking bay window, there is ample space available for large items of freestanding and wall mounted furniture. Central to the room is the polished stone fireplace with decorative design. Housing a gas burning fire with slate hearth and inset, to either side of the fireplace alcoves with display lighting also include half height storage cabinetry. With decorative plasterwork adorning the upper walls, within the room pine balustrades frame the bay window, while there is also deep skirting, picture railings and a decorative ceiling rose with light fitment.
From the reception hall a door leads into the inner hall which includes a range of coat hooks. With a carpeted staircase leading to the lower ground floor accommodation, a further doorway leads into the bright dining kitchen which enjoys far reaching views over the rear garden and beyond. Fitted with a bespoke range of base, wall and display cabinetry with under unit lighting, granite work surfaces incorporate a stainless steel sink with drainer and SMEG four ring gas hob with NEFF stainless steel extractor fan above. A peninsula provides additional kitchen work space, while a quality range of appliances include a NEFF microwave and oven, Siemens dishwasher and Siemens fridge/freezer. With a large deep silled window overlooking the attractive Albury Community grounds, a fitted granite table with seating provides dining space in close proximity to the kitchen.
With dual access from the reception hall and kitchen, the elegant dining room is a fabulous setting for family gatherings, formal dining and entertainment. Central to the dining room is a striking fireplace with wooden mantel and granite inset, housing a gas fire. A large bay window area with French doors provides an abundance of natural light and also access to the decked balcony, an ideal location for morning coffee or summer barbecues.

With a window providing natural light, the office is fitted with a good range of storage cabinetry and a large wrap around desk. Including a fitted wine rack, a sizeable cupboard accessed via sliding doors includes lighting and wrap around shelving.
A further doorway from the stairwell allows access into the main living accommodation on the lower ground floor. Featuring a combination of granite and wood flooring, the family room currently operates as a home entertainment hub, with an open plan study beyond which enjoys views over the rear garden. The bright conservatory also lies partially on open plan to the family room. Of neutral décor to complement the granite floor tiling and original exterior granite wall, the conservatory also enjoys views over the rear garden, with French doors allowing ease of access outside.
Accessible from both the family room and conservatory, the utility room features a good range of fitted storage.
