Full Description

Enter the property via the front door into the entrance hall which houses the staircase to the upper floor.  There is an under-stair cupboard with power and lighting.

From the hallway, a door leads into the dual aspect dining kitchen which is on partial-open plan with the lounge. The dining kitchen boasts an extensive range of cream matte base and wall units with coordinating work surfaces and tiled splashbacks.  With ample space for a large table and chairs, the kitchen incorporates an integrated dishwasher and the free standing electric Rangemaster range (to remain) with extractor fan above.

The lounge is a spacious yet inviting room benefitting from lots of natural light via windows on three sides and Velux windows in the roof space.  With its exposed granite feature wall, high ceilings and doors leading to the outside, this lovely room benefits from partial under floor heating and it features a round seating area to one side which must be seen to be fully appreciated.

Returning to the dining kitchen, a glazed door connects to the utility room where there is wall mounted storage and a fitted cupboard with hanging rail and high-level shelving.  The utility room has space for a free-standing fridge freezer, washing machine and tumble dryer (the washing machine and tumble dryer are to remain). There are three doors off the utility room, one to the rear garden, one to the entrance hallway and another into the ground floor bathroom.

The smart ground floor bathroom comprises bath with shower above, wash hand basin set in a vanity unit incorporating storage below, WC, shaver point and an extractor fan.

Conveniently located next to the ground floor bathroom is the ground floor bedroom.  This room is currently set up as a twin room and offers excellent fitted storage facilities.

The dining room/home office incorporates an exposed granite feature wall with illuminated open glass shelves set in place of a former window.  The room has space for a table and chairs.  Below one of the windows of this dual aspect room is a cupboard housing the electricity circuit breaker.

Off the dining room/office is a charming snug/family room/informal lounge featuring the lower part of a turret and a striking stone fire surround and mantel with electric fire.  A door from this room connects to the entrance hallway where a carpeted staircase ascends to the upper landing.

Windows in the landing and a Velux above the stairs provide natural light.  There are three bedrooms (one with en-suite) and a bathroom off the upper landing.

The principal bedroom suite is a haven of tranquillity.  Decorated in calming tones, it features a Juliet balcony and offers good, fitted storage facilities.  Served by a four-piece en-suite bathroom comprising bath, shower cubicle, wash hand basin and WC set in a vanity unit incorporating storage, there is a heated towel radiator, extractor fan and a Velux window.

The two remaining bedrooms are each of generous proportions.  Both have space for free standing storage, and one has a fitted wardrobe housing the water cylinder. The turret from the ground floor family room continues up to the upper floor and provides a lovely feature in one of the upper floor bedrooms. From that bedroom, a full size door allows for easy access to the partially floored attic with light.

Completing all accommodation is the upper floor bathroom comprising bath with shower above, wash hand basin, WC, heated towel radiator and extractor fan.

Outside

To the front a stone chip driveway provides off road parking for several cars.  Steps lead to the main front entrance and to doors into the lounge.  To the side of the lounge and nestled within mature trees and shrubs is a patio which continues round to the rear of the property.  To the rear, paved pathways provide ease of access to the secure external storeroom with power, light and the boiler.  The oil tank is concealed at the rear of the property.

Fixtures and fittings

All floor fitted coverings, curtains, blinds, light fittings, light shades, the Rangemaster range cooker, dishwasher, the washing machine and tumble dryer are included in the sale price.

Other items of furniture may be available by separate negotiation should the purchaser require.

 Location

The picturesque Deeside village of Aboyne holds an enviable position in the beautiful Dee Valley and has a good range of shops, primary and secondary schooling and leisure facilities including an active theatre community and community centre. With the Aberdeen Bypass providing a fast link to the north and south of the city travelling times from Aboyne to Dyce Airport, Westhill and Stonehaven have been significantly reduced making Aboyne an even more attractive proposition for commuters.

The area is popular with outdoor enthusiasts and is particularly attractive to walkers and cyclists with the Deeside Way passing through the village and its close proximity to Glen Tanar Estate and the Cairngorms National Park. The ski centres of Glenshee and the Lecht are within a short travelling distance, making winter sports easily accessible. There is an 18-hole golf course in Aboyne, water sports at Aboyne Loch and a nearby gliding club. During the summer in addition to the Aboyne Games there are the popular Highland Games in nearby Ballater and Braemar, while the Lonach Gathering takes place in Strathdon every August. Aberdeenshire is renowned for its clean air and quality of life with fragrant pinewoods, open moorland, traditional farming and good old Highland hospitality. Fishing and field sports are also popular and widely available in the vicinity.
