Number 45 is located a short distance ahead on the left hand side, as is clearly indicated by our Mackinnons For Sale sign.
The entrance door leads into the welcoming hall. Of stylish décor to complement the laminate wood effect flooring, a high level cupboard houses the electric meters and fuse box, while there is also the security entry handset. A large walk in cupboard has been transformed into an attractive storage area with vinyl tile effect flooring.
A 15 pane Georgian style door leads into the generously proportioned lounge which overlooks the building frontage via a large deep silled window. Of tasteful decoration to enhance the laminate wood effect flooring, the lounge is ideal for both relaxation and entertaining.
From the lounge a further 15 pane Georgian style door provides access to a small interior hall area where a large storage cupboard is located. Allowing access to the hot water cylinder and cold water tank, the high ceiling provides ample space for a range of deep wooden shelves and an elevated clothes rail.
The bright kitchen is of neutral décor to contrast with the tiled flooring. Featuring a good range of white shaker style base and wall units with display shelving, granite effect roll top work surfaces incorporate a stainless steel sink with drainer and a four ring electric hob with chrome cooker hood above. A modern wall mounted breakfast bar is also suitable as a flexible home working space, while the kitchen also includes an integrated oven with grill, freestanding fridge/freezer and undercounter washing machine/dryer.
The double bedroom is a light and well proportioned room exuding a peaceful ambience. Of neutral decoration and cream carpeting, a deep fitted wardrobe provides excellent shelf and hanging space, while there is further elevated storage available. A deep silled window provides views over Rosebank Terrace.
Completing the living accommodation is the bathroom. Of neutral décor and featuring contemporary wall and floor tiling, the bathroom includes a white three piece suite with electric shower appliance over the bath. A deep alcove provides open shelved storage, with further features including a large panel mirror and extractor fan.
Outside
With a secure entrance to the front of the building, on the half landing there is a shared storage cupboard. A door to the rear of the building allows access to the shared drying green, which is mostly laid to lawn with a paved pathway. Meter parking is widely available along Rosebank Terrace, with parking permits also available from Aberdeen City Council (Zone H).
Fixtures and fittings
All carpets, blinds, light fittings and white appliances will be included within the sale.
Location
Located within Aberdeen city centre, Rosebank Terrace is a quiet street benefitting from the fact there is no through traffic. With a range of small everyday shops available along Crown Street, a huge range of amenities and leisure pursuits lie within close proximity of the apartment, including restaurants, bars, Pure Gym, Duthie Park and the Union Square shopping centre to name but a few. Ideally placed to access Aberdeen train and bus stations, Robert Gordon University, Altens, Anderson Drive and other areas within the city and Shire also lie within easy reach.
